My plan for marketing your home:

1.      Help determine what the Fair Market Value of your home is in order to help sell your property for the highest value. 

2.     Provide you with information resulting in a comprehensive CMA (Competitive Market Analysis)

3.    Involve other agents in my office and throughout Lexington Bluegrass Association of Realtors system in order to have a real team effort in selling your property.

4.    Place your home on the Multiple Listing Service

5.    Working together, we will develop a list of features and benefits of you home will allow cooperating agents to best represent you home to their potential buyers.

6.    Suggest and advise you as to any changes you might want to make in your property to make it even more marketable to buyers.

7.     Constantly update you to as any changes in the market.

8.     Hold open houses when it is most productive.

9.     Hold an exclusive pre-open house for neighbors in order to try to encourage them to help sell your property.

10.   Create additional exposure through professional signs.

11.    Encourage showings of your home using the lock boxes provided by the Lexington Bluegrass Association of Realtors.

12.    Encourage agents and their clients to respect your home and your privacy.

13.    Advertise when and where the best results can be achieved..

14.     Pre-qualify or pre-approve, when possible, all prospective buyers.

15.     Make you completely aware of all the various methods of financing that your buyer may want to use.

16.      Give suggestions for effective presentations of your home for open houses and inspections.

17.       Follow up with all of the realtors who have shown your home for important feedback.

18.       Assist you in arranging interim financing, if necessary.

19.       Help you find a perfect home to fit your needs.

20.       Deliver a copy of the multiple listing sheet on your home and all published advertisements for your approval.

21.       Represent you upon the presentation of all contracts by cooperating brokers and help you negotiate the best possible price and terms.

22.        assist you in procedures for multiple offers

23.       Confirm contingencies are legal and that they are completed in a timely manner.

24.       Check to see that earnest money is properly deposited

25.       Handle follow-up and keep you informed, after the contract has been accepted, on all mortgage, title and other closing procedures.

26.     If there are any lender-required repairs or conditions resulting from the home inspection or appraisal, I will negotiate these items with the lender.  I represent you, the sellers, and you best interests are always my number one concern.

27.      When the appraisal is completed, I will review it for accuracy.

28.       Coordinate transactions leading to closing: Title search and title insurance, the finance company, inspectors, taxes, utilities, etc

29.       Prior to signing all the closing documents, I will review them for accuracy and determine if all the conditions of the purchase agreement have been met.  This will protect you from any last minute surprises and ensure a smooth closing. Keep you informed of the status what is going on through the entire process
