5.         Aid in determining what  physical, geographical, and emotional needs must be met in finding you a home

6.                   Determine what geographical areas (subdivisions) fulfill those needs

7.                   Arrange to get you pre-approved with a lender.  With pre-approval, your offer will be stronger because you have the ability to perform.  This eliminates the guesswork for the seller.  You will also know the maximum dollar amount that you can purchase.

8.                   Help search the multiple listing service for potential houses

9.                   Daily evaluate the housing market for prospective homes, reporting to you any new listing which may meet your needs

10.               Set up showings for houses in which you are interested

11.               Go through the houses with you and point out potential problems, and leave you alone when you want privacy

12.               Explain the disclosure forms required by the state to determine what problems the seller acknowledges and what they mean to your plans

13.               Help you objectively evaluate the pros and cons of all houses which are being considered

14.               Determine the fair market value of the houses in which you are interested

15.               Guide you through the process of deciding what to offer and in understanding and filling out the purchase contract

16.               Suggest contingencies which will help protect you in your purchase

17.               I will review and explain all the forms that you will be signing, disclosures, disclaimers, rights of recession, and so on.  You will have an explanation and reason for every form that you sign.

18.               Present your offer

19.               Help you evaluate any counter offers

20.               Hold your deposit in an  escrow account

21.               Once we have successfully negotiated a purchase agreement, I will help you select a home inspector.  After the inspection, I will review the report with you to determine if any negotiation is needed with the seller regarding the repairs.

22.               If there are any lender-required repairs or conditions resulting from the home inspection or appraisal, I will negotiate these items with the seller.  I represent you, the purchasers, and you best interests are always my number one concern.

23.               When the appraisal is completed, I will review it for accuracy.

24.               Coordinate transactions leading to closing: Title search and title insurance, the finance company, inspectors, taxes, utilities, etc

25.               Prior to signing all the closing documents, I will review them for accuracy and determine if all the conditions of the purchase agreement have been met.  This will protect you from any last minute surprises and ensure a smooth closing.
