Why a Buyers Agent

I know an agent who had a client who  was looking at houses in the Chevy Chase area.     The client called the agent one day and said that he had found  property and would like to look at it.  The agent called and set up an appointment show the property.    The client loved it and wanted to make an offer close to the asking price.

They  sat down and did a Comparative Market Analysis on the property and found it was overpriced by about $25,000 dollars.     Yes, if the house was in Chevy Chase it would have been priced correctly, but it wasn't.

The owners were not going to say " It is overpriced"

The owners agent would not be allowed to say, "Yes, you are offering way too much money for that house."   By law he can't sat that, even if he was allowed he won't say it.

A good buyers Agent will help you do the research to make sure the house is in good condition, it is reasonably priced, and that everything is legal.   He/she works in your interest and should do a CMA on similar houses to let you know what a fair price is for a house you want to buy.

And the neatest thing about a buyers Agent.

A Buyers Agent is Free to You.  The Seller pays the Fee.
